Plan a lean launch, then grow staff, coverage and solar funding with price. Rotate the chart and compare GPU platforms.
Launch default · two H100 assemblies / 16 GPUs
The starting case includes the four-person go-live payroll floor, planned financing, certification upkeep, minimum operations allowances and 1× annual renewable participation. Existing hardware coverage and startup scope are assumed already budgeted. Standby acquisition and stronger coverage grow with price; deferred funding remains visible.
For H100, one financial unit is an assembly of eight GPUs plus one NVLink baseboard. Two assemblies are 16 GPUs; physical cabinet count is separate. Emergency fluids accrue at an editable 0.5% of total assigned expenses, separate from actual standby electricity.
Planned financing
The full planned financing is counted once at site level and allocated across active eight-GPU equivalents. A per-assembly allocation is a share of that site cost, not another cabinet charge. Standby assemblies do not enter the divisor. The 8% rate is a planning case; enter 12% to stress it. Loan terms remain editable.
Power & solar reserve
Annual renewable participation
Duke Florida CEI planning scenario: $2.92 per whole REC, minimum 1,000 annually. One REC represents 1 MWh of renewable attributes. Actual serving utility and enrollment are unconfirmed.
First-price upgrade targets
In the lean schedule, operations and backup upkeep rise from their basic budgets to these targets by the first power-scaled price step. Extra warranty reaches its entered target there too. Existing commitments do not fall when selling prices decline.
Rent-supported staffing budgets hires as funding grows. The draft rollout is a separate planning comparison.
Staff rollout thresholds
Draft eight-GPU-equivalent thresholds and additional headcount; these staffing phases are separate from the rent-pricing phases.
Budget-based staffing · named roles
Build requires three people; go-live requires four. The opening operating scenario commits four. Additional roles are budgeted from recurring surplus, up to six people. Salary ranges use editable midpoints. A higher price does not cancel existing payroll commitments.
Standby electricity allowance
Facility & staffing
A higher staffing share funds the next whole-person hire sooner, after base costs, certification/SLA funding, green funding and the planned financing target. The default is 50%.
Certification & upkeep
Baseline upkeep is $100,000/year; the additional early-program allowance grows with price in the lean schedule. Setup is assumed funded, with an editable offset. These are allowances, not assessor quotes.
Already funded includes capital allocated from the loan or other startup funding. Reconcile it before charging setup again. Upkeep excludes payroll/tools already in other rows; use the monthly overlap credit only where those costs are still funded elsewhere.
SLA insurance & resilience
The upper-tier added service envelope combines extra insurance, support, service redundancy and claims funding beyond the other rows. Under the $6/GPU-hour working interpretation, new funding starts at $6 and increases to the entered full-allowance price (H200 default $13.77). The retained $2,000/eight-GPU unit/month ceiling and linear ramp are editable planning assumptions. Already-committed coverage and baseline service continue below the trigger. Separate insurance, capital or claims inputs are optional additions beyond that envelope; do not fund the same scope twice. Blank means unresolved.
Redundancy funding covers additional plant, networking or failover capability. Claims cash covers retained deductibles, service credits and recovery delays. It is separate cash, not an insurance premium or reusable operating reserve. No funding balance may offset two commitments.
Operations per unit
Lean launch: $400 per active eight-GPU unit plus $450 per employee monthly, including a provisional minimum insurance allowance. Operations reach $900/unit at the first upgrade target; baseline backup upkeep is separate at $500/site, rising to $1,500. Enter only costs beyond loaded payroll, electricity, warranty and replacement reserves already budgeted elsewhere. Standby upkeep is separate.
Assembly warranty & replacements
Existing hardware coverage is assumed budgeted. The extra warranty target is 5% of covered value over 36 months; the lean schedule starts its new funding at zero. Covered value is an editable 80% of eight-GPU system price, or 100% of a GB200 rack estimate. All procurement includes the entered allowance; premiums may be due before monthly funding accumulates. Standby quantities are whole compatible assemblies or racks.
Open price references ↗Price bands & phase charges
40% / 60% applies marginally to higher GPU-hour prices. Band starts, phase fees and the cap remain scenario settings. No additional legacy management percentage is added.
Compare rent by electrical capacity
Select a platform to update the rent chart. The power column is full system power per eight GPUs, with H200 as 1×. Capacity is the budget available to active IT; shared loads, standby equipment and external cooling need additional capacity. The GB200 reference is a complete 120 kW, 72-GPU rack; the eight-GPU number is only a comparison unit. A rack must fit as a whole.
Choose what to accelerate
Each dial changes a specific funding target. Shorter deadlines require more rent now; larger buffers retain more cash. Prices, hours sold and installed-unit count are scenario inputs, not guaranteed demand.
Starting operations and certification/SLA budgets enter base costs. Green funding and the planned financing target come before discretionary hires. Contractual coverage, staffing needs and promised energy still need funding when a target is slowed.

Renewable participation & our solar field
Level 1 budgets 100% annual renewable-attribute matching using Duke Florida CEI at $2.92/REC, verified 8 October 2026. Eligibility, availability and retirement still need confirmation. It does not establish same-hour matching or fund our own panels. The separate solar reserve targets up to 2× new generation delivered within 20 years.
Duke CEC and FPL SolarTogether are alternatives at $8.35 and $6.76 per subscribed kW/month before generation credits; their net costs require account terms. FPL currently excludes new large commercial/industrial enrollment. No program is confirmed for this site. Annual participation and our future solar generation remain separate claims.
Certification & SLA funding
Shared annual fees and capital targets are counted once for the site and spread across active eight-GPU equivalents. Support scales per unit. Monthly capital funding = remaining unfunded target ÷ months remaining; zero months shows an immediate cash gap outside the monthly stack. These are funding plans, not proof of certification, insurance coverage or deliverable uptime.
Certification reference: $200,000 setup assumed funded and $100,000/year continuing upkeep. In the lean schedule, the additional $100,000/year early program grows from zero at base to full at 3× market during months 1–36. The operating-month input selects the extra-program period; it does not automatically advance reserve balances. Default funding windows are editable 12-month examples. Only incremental scope belongs in these rows.

How these stacks are calculated
Each stack is a monthly rent budget: facility and starting staff costs, operations, backup upkeep, replacement funding, assembly warranty, certification setup/upkeep, incremental SLA insurance/redundancy/claims reserves, electricity, annual renewable participation and solar construction funding. Available headroom is shown separately and is not profit. Required uses and the working rent formula are compared separately. An invoice-cap shortfall does not erase a cost.
Certification and SLA costs are included in the price-mode base once, before marginal price participation; phase charges remain manual and must cover them. Added cost reimbursements must not be entered again as compute selling-price revenue. Certification setup subtracts funded or financed scope; recurring upkeep subtracts costs already funded in other rows. SLA inputs are incremental only. Annual upkeep is spread monthly for planning; actual invoice dates and a dated cash ledger remain outside this view. Missing amounts block a complete budget and affordable-staff claim. Immediate certification/SLA funding gaps also block additional rent-supported hires until funded.
Price + utility starts with the entered base costs and power, then adds 40% / 60% of marginal price revenue using the entered band boundaries. Phase mode uses the manually selected facility fee plus power. These are planning comparisons, not contractual participant distributions or invoices.
The planned financing is one facility-wide cash requirement, divided by active eight-GPU equivalents for the per-unit view (or by active GPUs for the per-GPU view). Planned financing mode replaces the manual facility allowance; only the separate other-facility allowance is added. The scheduled and extra-principal slices sum to the selected payment. The planned financing balance, rate and term are planning inputs; the initial debt may include financed startup costs beyond the building.
The price-linked payoff target is selected by default; the fixed standard schedule remains a comparison. In target mode, the percentage reduction in payoff time interpolates between the entered GPU-hour price anchors and holds at the endpoints outside that range. Whole-month targets round earlier. The price-mode base funds the lower-price target; further acceleration uses marginal rent alongside green funding, before additional staffing. Targets can exceed collected rent and then show a funding gap. Phase mode retains its entered fee and compares it against the planned financing requirement. Payments assume a fixed rate and monthly principal application; fees, prepayment restrictions and a changing-price repayment history are not modeled.
Market mode uses the selected platform’s published per-GPU rental benchmark as its base price and three times that rate as the chart upper bound. The 40% marginal bracket begins at that base. The H200 benchmark ($4.59/hour) supplies the reference price step: each 1× green step costs that step × the platform’s full-system kW per eight GPUs / 10.2. The 60% bracket starts at the first green step. Consequently a platform’s 2× energy checkpoint can fall outside its market-to-3× display range. The upper planned financing anchor follows 3× that platform’s market rate; the lean schedule lower anchor follows the market base; the fixed-cost comparison retains $0 and the configured payoff reductions remain editable. These are calibration choices, not proof the market base supports the required costs.
New-solar targets interpolate from zero at the base price, in addition to 1× annual renewable participation to 1× after one power-scaled price step and 2× after two, over the retained 20-year delivery window. System power uses the supplied DGX/rack maximum; the editable draw percentage is a planning estimate, not a measurement. External cooling is added once. Capacity sizing uses the full system maximum, independent of draw percentage and hours sold. Whole systems/racks are rounded down to fit; if none fit, one is shown with an explicit capacity deficit. Fixed installed-count mode retains the entered physical unit count. Planned financing and other shared site costs remain counted once and are divided across actual GPUs, rather than being discounted because a card uses less electricity.
One GB200 rack is nine eight-GPU equivalents. Eight-GPU-equivalent operating rates, phase fees and draft staff thresholds use that equivalent count. Purchase/standby units are whole racks; the current rack scenario uses the full rack purchase estimate for covered value and two whole standby racks as editable targets. Eight-GPU assemblies use an illustrative 80% purchase allocation. Neither is a scoped equipment/coverage quote. Money reserved is not generated or verified energy; prior energy commitments and a dated capacity buildout remain outside this scenario.
Maintenance, insurance and operations scale as active eight-GPU equivalents × the eight-GPU-equivalent rate + total staff × the employee rate. Rates are monthly scenario inputs. Additional whole-person staffing steps use the entered share of cash remaining after base obligations, green funding, the selected planned financing target and the operating costs of those additional employees, under the cap sensitivity. This is a supported-budget comparison, not an approved hiring trigger. The 50% invoice ceiling is retained as an editable sensitivity because its scope remains unresolved.
Warranty is a purchase-price percentage on the entire eight-GPU baseboard assembly over its coverage term. Existing paid coverage must be excluded or offset in the entered allowance. If fewer than two compatible units are ready, the entered acquisition quantity has a halfway-life deadline minus delivery/commissioning time. The lean price-funded option only gradually approaches the full required pace; skipped contributions require catch-up funding or separate capital. The full-monthly option budgets that pace from day one; launch stock instead requires separate opening capital and assumes delivery. Existing earmarked cash offsets that acquisition once. Hardware acquisition, procurement allowance and extra warranty funding are grouped once under equipment protection. Overdue acquisition gaps appear separately.
The default reference combines editable financing assumptions with illustrative operating and hardware costs. Named platform power uses the full-system references, with editable external cooling/shared loads; it is not measured facility consumption. Paid utilization changes receipts, not the entered continuous electrical load. Unknown inputs produce a known subtotal, never a complete rent claim. These are comparisons of launch budgets, not a time-path simulation of existing commitments. All units in this view are paying external units; house-unit consolidation, a dated debt-balance ledger and investor payouts remain outside this view.
